Marcie’s standout

Capital Project Planning and Oversight

Someone on your side of the table for a new building, expansion, buildout or major equipment project, from the first budget to the final punch list. The aim is a project built to plan that doesn’t starve the rest of the business of cash.

Why Marcie

Owner’s representative on more than $150 million in projects

As Director of Business Operations for a large school district, Marcie served as owner’s representative on more than $150 million in capital outlay and construction projects. She has also worked at two commercial brokerage and development firms.

“On big projects, the timing hurts more often than the total. Cash goes out faster than it comes in, and the rest of the business feels it.”

  • A full project budget

Including contingency, so surprises have somewhere to land.

  • When the cash goes out

  • How to pay for it

Cash, a loan, a lease, or a mix, with the effect of each on the rest of the business.

While it’s built

Owner’s‑side oversight

  • Help comparing bids
  • Review of pay applications and draw requests against work completed
  • A change‑order log and a clear approval process
  • Budget, committed and spent, tracked every month
  • A monthly one‑page status report for you
  • Attendance at key owner, architect and contractor meetings
  • A closeout checklist

Where our role stops

Marcie works on the owner’s side as your representative. She isn’t the architect, engineer or contractor, and she doesn’t certify work quality or code compliance. Your attorney reviews construction contracts.

Typical investment

Planning is a fixed‑fee project, and it’s included in Profitable Growth. Oversight is a monthly fee for the life of the project, added to any monthly partnership or on its own.

Questions

Questions

How early should we talk?

Before you sign anything. The budget and the way you pay for it are easiest to shape at the start.

Do you work with our contractor or against them?

With them. We represent your interests, and a clear process for pay applications and change orders tends to make the whole project calmer for everyone.

Is this only for buildings?

No. It fits any large one‑time spend: a buildout, a second location, or a major equipment purchase.
